We drew the boundary deliberately.

From the start we made one decision: no going outside Beşiktaş, Sarıyer and Nişantaşı. Knowing the price movements, building stock and real buyer profiles of every neighbourhood in these three districts is worth more than chasing portfolio volume.

The sector's complaints are familiar: the agent lists and vanishes, pushes the price down for a quick close, leaves you alone at the title deed office. We do the exact opposite. The advisor's name and licence number are on every listing; the commission rate is in the signed agreement from day one, and we are present at the title deed transfer.

SilverOps narrowed its focus to deliver insider knowledge. That is a deliberate constraint, not a limitation.

Licensed advisor

Every advisor holds a Real Estate Trade Licence (TTYB-2019-000000 series). Name and licence number are visible on every listing.

Fixed, written commission

Buyer 2% + VAT / Seller 2% + VAT. No other charges. The transaction does not begin until the agreement is signed.

Present at the land registry

Title deed office, appraisal and mortgage checks are all handled by us. We don't close the file until it's done.

    We map the neighbourhood, building stock and actual closed prices from the last 90 days to set a realistic price band. Not asking prices : done deals.

    Matching

    We cross-reference our active buyer and seller list. If there's a fit, we arrange a viewing before the listing even goes live.

  3. 03

    Legal check

    We verify mortgage, lien and ownership status from the land registry. If there's an issue, we put it on the table : we don't paper over it.

  4. 04

    Title deed and beyond

    We are present at the land registry office. After the transfer is complete, you still reach the same advisor.
